Willmott Dixon Developments is working with Network Rail to bring forward a mixed-use regeneration scheme at Bromley North Station, transforming a constrained town-centre site into a more connected place to live, work and move through.
The emerging proposals include around 400 build-to-rent apartments, commercial space, retained rail parking, station improvements, a TfL bus turning head and bus stands, underground parking and improved public realm.
The site forms part of Bromley North Gateway, an allocated site in Bromley’s Local Plan, with policy support for new homes, employment space, community and retail uses, and a transport interchange. The proposals also respond to the Town Centre SPD, including the need to respect the setting of the Grade II listed Bromley North Station and create a sensitive transition between residential streets and the town centre.
The project brings together land, transport, planning and commercial requirements across a complex multi-interest site.
Unlocking a constrained town-centre site
Bromley North Station is surrounded by multiple operational and ownership interests, including Network Rail, TfL, Southern Rail, neighbouring landowners and the local authority. The scheme needs to retain key transport functions while creating new homes, commercial space and better connections with the town centre.
Willmott Dixon Developments has led development management, land assembly, planning strategy, design development, stakeholder engagement, tenure testing and masterplanning. A key design response has been the proposed relocation of the TfL bus facility and turning head, combined with underground parking and station-related infrastructure improvements.
This approach retains operational capacity while unlocking more of the site for homes, public realm and improved pedestrian routes.
Aligning transport, homes and public realm
The project requires a strategy that could balance railway operations, bus infrastructure, parking, access, planning policy and stakeholder expectations from the outset.
Community engagement has been central to shaping the proposals, including one-to-one meetings, walk-and-talks with residents and stakeholders, public exhibitions and workshops focused on public realm.
By addressing early risks around access, operations, market demand and stakeholder requirements, Willmott Dixon Developments has helped create a more viable development proposition and a stronger platform for planning and long-term implementation.
