A residential development at D’Urton Lane was structured to deliver new homes at pace while meeting Homes England’s requirements for land value and programme certainty. The scheme involved aligning multiple stakeholders, securing planning approval and ensuring contracts could be exchanged within a fixed timeframe.
Willmott Dixon Developments used its position on the Homes England DPP3 framework to unlock the opportunity, forming a joint venture with Trafford Housing Trust, Laurus Partnership Homes. The scheme was structured to provide a competitive land offer while reducing delivery risk through planned off-site works to improve access, enabling contracts to be exchanged on time and allowing development to progress quickly following planning approval.

The completed development delivers 250 two, three and four-bedroom homes for outright sale, rental and Shared Ownership, achieving a 50% affordable housing mix. The scheme responded to local market demand and was delivered with a strong focus on customer experience, achieving high satisfaction across collaboration, communication and overall service.
