North Quay, Great Yarmouth

The site represents the town’s most significant regeneration opportunity in a generation. It requires the creation of a clear strategy to bring forward a viable, mixed-use scheme that will attract investment and support long-term growth.

Willmott Dixon Developments is working with the Council and Rioja to shape the masterplan, test viability and structure delivery. This includes aligning land assembly, funding, and development strategy to establish a clear route into delivery.

The proposals will transform the site into a mixed-use destination, including retail, leisure, residential and public realm, improving connectivity and creating a stronger link between the station and town centre.

The scheme will deliver new homes, commercial space and leisure facilities, alongside improved public realm and infrastructure.

It is expected to create significant employment opportunities and establish North Quay as a new gateway destination for the town.
