The scheme supports the council’s commitment to build 1,000 affordable, low-carbon homes over 10 years, while creating high-quality homes that are comfortable, energy efficient and affordable to run.
A new model for mixed-tenure housing
Oakdale Place is the first development of its kind for Caerphilly County Borough Council, combining affordable housing with low-cost home ownership and open market sales.
This approach helps the council respond to housing need in different ways: providing new affordable homes, supporting first-time buyers onto the property ladder and creating a broader mix of housing for local people.
Willmott Dixon Developments is currating the sales approach for the open market homes, helping ensure the mixed-tenure model is commercially robust while supporting the council’s wider housing objectives.
Creating a sustainable community
Oakdale Place is being delivered on the former Oakdale Comprehensive School site, transforming unused brownfield land into a new community of two, three and four-bedroom homes set within the Sirhowy Valley landscape.
The vision is to create more than new homes. Oakdale Place is designed as a sustainable community where people choose to live, with green surroundings, nearby schools and access to local services, towns and Cardiff.
The homes are being delivered using a steel-frame panelised solution with local manufacturer Caledan, supporting a modern approach to housing delivery focused on quality, comfort and environmental performance.
By combining brownfield regeneration, mixed-tenure housing and low-carbon design, Oakdale Place is helping Caerphilly County Borough Council deliver a new model for sustainable housing that will benefit the local community for years to come.
All homes were allocated to households on the council’s waiting list, providing high‑quality, secure accommodation for local people.
With the housing crisis continuing to put pressure on communities across the country, we knew we had to think differently as a Council; building high-quality, affordable homes that are environmentally responsible and efficient to heat. Oakdale Place is a great example of that vision.
